We do not take on roofing, electrics, or groundwork, and we say so plainly during the first call.
We do not provide emergency out-of-hours cover, but we will point you to contacts who can help.
We are not a drainage service, and we do not offer high-pressure jetting or trade waste disposal.
We do not suggest complex works not on your approved plans, so nothing is installed to a guess.

What we offer

BAT surveys

A walk-through we carry out yourself, with photos and a written list of where new soil and vent pipes could run.

Plumbing layouts

We mark the routes for water and waste on your plan, so you know where every pipe will go before we break ground.

Structural checks

Before we cut any beam or chase, we check the load paths and point out anything that needs an engineer's sign-off.

Site prep

We protect floors, cover furniture, and cap off existing services so the rest of the house stays usable while we work.

Fixed-price quotes

After the survey, you get a price in writing with parts and labour listed separately, and we stick to it unless you change the spec.

FAQ

How soon can you start?

Our calendar is usually open within two to four weeks for a full build, and we can often slot in smaller jobs sooner. Once we've surveyed, we'll give you a realistic start date in writing.

Do you handle planning permission?

We don't submit the paperwork for you, but we'll flag whether your project needs consent and point you to the local authority's online guide. Many of our jobs are permitted development.

Will you work around my family's routine?

We agree daily start and finish times before we begin, and we keep noise to set hours. You can also choose which rooms we work in first, so the kitchen stays usable as long as possible.

What if you find a problem mid-project?

We stop and explain what we've found, with photos, and give you a revised quote before we touch anything else. You are never asked to pay for work you didn't agree to.

Are you insured?

Yes, we carry public liability insurance for every site, and we can email you our certificate before we start. Our engineers are also trade-certified, and we verify that on hire.

How do you keep the site clean?

We sweep up at the end of every day, cover floors with dust sheets, and remove all our waste at the end. What we leave behind is a clean, tidy space you can actually use.
